Password: will be provided in the welcome book
Entry
Main Entrance: Your initial entry will be through the main entrance on the right side of the house. The entry code is included in your welcome letter. Please enter your code and then press the Lockstate button to unlock the door. There is also a side entrance door for access to the garage, the code the same as your main door code. To enter the code, cover the entire keypad with your hand, two digits will then be illuminated, press these numbers, in any order, followed by the 4-digit code. Do not lock the doorknob, use only the electronic keypad on the deadbolt. The keypad for the garage will not be available to our guests. There is a garage door opener located on the wall next to the elevator. To close the garage door from the outside use the enter button on the keypad. Please be sure to check that both exterior doors are locked when you are coming and going.
Elevator
The elevator is extremely useful when loading and unloading. Please use the elevator only when necessary; you will soon learn the steps are much faster. The elevator may only be operated by adults, ALL children must be accompanied by an adult when in use. The elevator is not a toy.
There are 3 stops, garage (“G” button), middle floor (“1” button), and the top floor (“2” button). The button will indicate which floor the elevator is on.
To use the elevator:
· Press the call button and wait for the elevator to arrive on your floor.
· You will hear a “click” which indicates the elevator has arrived and it is safe to open the white door. If the elevator is already on your floor, you will hear a click and the door will unlock for you to open. If the door is still locked, press the call button again to unlock the white door.
· Behind the white door is the accordion door, which must remain closed for the elevator to operate. If you open the accordion door while the elevator is in motion, it will stop immediately.
· After you enter the elevator, first close the white door, then slide the accordion door until it locks in place, and finally, select your floor.
Exiting: You may exit the elevator after it has come to a complete stop and you hear the “click” indicating the white door has unlocked. Open the accordion door first and exit through the white door.
Safety features:
· Doors on each floor cannot be opened unless the elevator is on the floor and the call button is pressed.
· After the elevator reaches the desired floor it will stop, and only after you hear a click should you open the door.
· The elevator will not operate if the accordion door is not shut and the main door is not shut. It is very helpful to always close both doors when you exit the elevator. *Note: NEVER open the accordion door while in motion: the elevator will stop immediately.
o There is an emergency telephone in the elevator, please do not use unless there is an emergency. Elevator instructions and rules are also posted inside the elevator.
Heating and AC
The home has two zones, the top floor, and the middle floor, both have a Nest thermostat. To set the desired temperature turn the dial which will control the temperature up or down.
· Please do not set the temperature below 68 degrees: this will cause the system to overwork and freeze up the line.
· Please do not leave the sliding doors or windows open while the AC is running. The AC is programmed to shut off after five minutes if a window or door is left open. The AC will restart after the door is closed.
Televisions
There are (7) HD Roku Smart TVs, one in the Family Room and one in each bedroom. You can use your personal Netflix/Hulu/Amazon/Google TV accounts to watch your favorite shows or movies. Please log out of your accounts prior to your departure.
Music Service
The family room TV is connected to a Sonos speaker system which includes a Soundbar and two rear speakers. These speakers are also compatible with Google Assistant (see below).
Each King Bedroom has a Google Speaker which will also play music and answer questions. The Sonos and Google speakers are connected to Spotify streaming music service. To play music simply say “Hey Google play ________” and fill in the blank with your favorite song or artist. You can also stream via Airplay if your phone supports this feature.
Google Assistant is similar to Alexa, you can ask it almost anything: simply start the request with “Hey Google”. The bedroom speakers can mute the microphone via a button on the rear or you can unplug them if you prefer.
Back Yard
Please be sure you shut the gate behind you when entering or exiting the back yard. We have provided two cornhole sets for your use, please be sure to return the bean bags to the plastic container so they don’t get wet. Also please return the boards to the close the back of the house before you depart. We have also provided a picnic table and gas grill, turn on the gas underneath the grill on the top of the tank. Please turn off the tank after each use. Please be considerate of the next guest and clean both the grill and picnic table prior to your departure as
this will not be cleaned by our service. There are two spare propane tanks to the right of the steps in the garage. Please let us know if you change the tank so we have a replacement spare tank delivered.
Beach Tags
In the drawer in the kitchen island, you will find the beach tags for your use during your stay. There are 8 tags, each with a number, please return them before leaving.
If there are any missing beach tags, we will deduct $25 from your deposit for each missing tag. Beach tags will be inventoried by the cleaning crew after you leave.
Showers and sand
The home has four full baths and an outdoor shower located inside the fenced area. We respectfully ask that you shower outside after returning from the beach to avoid sand in the home and main showers which may cause plumbing problems. A clothesline has been provided outside for your convenience. Sand is a big problem for drains and the washing machine. Excess sand on clothes and towels will cause damage to the washing machine, please shake all towels.

Kitchen Care
Please take extra care of the white quartz counters: they can stain if not cleaned properly and immediately. Under the sink, you will find clearly marked cleaning products for the quartz counters and sink.
Please do not place any hot items directly on the quartz counters, hot plates have been provided to protect the counters and kitchen table. Additional cleaning products are located under the sink for your use during your stay.

to clean and return it to the garage prior to your departure. To fold the highchair,
you will find a grey strap in the seat of the chair, pull this strap and fold. We have
also provided a portable crib which is stored in the closet of the twin bedroom.
Please return prior to departure.
Trash
There are two trash bins located in pull-out drawers to the right of the oven. One is for trash and one is for recycling. Please use the elevator when taking out the trash and recycling to the outside bins located inside the fence. Trash days are Monday & Thursday, please remember to take the trash to the street the evening before as they usually come early in the morning. DO NOT place trash bags on the street that are not in the bins as the birds will make a mess of the trash. Also, there is a very convenient trash drop off area located on the north side of JFK Blvd before you get on the bridge. Please drop any trash or recycling there prior to your departure. They are open every day from 7:30 am to 2:30 pm. Map https://tinyurl.com/y7kp5oey
